RESPONSIBILITIES:
- Collaborate with clients, architects, engineers, and other stakeholders during the preconstruction phase to understand project objectives, requirements, and constraints.
- Prepare accurate and comprehensive cost estimates, bid proposals, and project budgets based on thorough analysis of project plans, specifications, and scope of work.
- Conduct value engineering assessments and cost-benefit analyses to optimize project design, materials, and construction methods while maintaining quality and performance standards.
- Develop and maintain project schedules, timelines, and milestones, identifying critical path activities, dependencies, and potential risks to project delivery.
- Coordinate with subcontractors, vendors, and suppliers to solicit bids, negotiate contracts, and procure materials and services in accordance with project specifications and budgetary constraints.
- Review and analyze construction documents, drawings, and specifications to identify discrepancies, conflicts, or potential issues, proposing solutions and alternatives as needed.
- Conduct site visits, inspections, and assessments to evaluate existing conditions, assess project feasibility, and identify potential challenges or opportunities for improvement.
- Participate in project meetings, progress reviews, and coordination sessions with clients, project teams, and subcontractors to ensure alignment on project goals, expectations, and deliverables.
- Prepare and present reports, presentations, and updates to clients, stakeholders, and senior management on project status, budget variance, schedule adherence, and risk management.
- Uphold high standards of safety, quality, and compliance with building codes, regulations, and industry best practices throughout the preconstruction phase, fostering a culture of safety and excellence on-site and in the workplace.
QUALIFICATIONS:
- 5-10 years of industry experience in the role of a preconstruction PM or estimator for a commercial design-build construction firm. Commercial construction and design-build experience are required.
- Strong working knowledge of commercial and industrial building systems, materials, and assemblies across all construction trades
- Proficient with Procore, Microsoft Outlook, Word, Excel, and Project.
- Confident demeanor as a primary representative for Owners, Design Team members, and Subcontractors.
- Complete fluency with all types of construction documents, including drawings, sketches, RFI's, and submittals, and ability to review and identify gaps and / or conflicts in the same.
- Strong MEP knowledge is preferred.
